My landlord just increased rent again, so I'm finally serious about buying in Ghaziabad. I'm looking at a 2BHK, maybe around Shivpuri, budget 60-70L. Honestly, properties ka super area vs carpet area ka kya scene hai? It feels like builders like Star Realcon inflate numbers, not sure how to verify the actual usable space. Is there a trick to figure that out? Also, total all-in cost calculate karna mushkil lag raha hai. Log bolte hain stamp duty, registration, aur PLC bahut add kar dete hain. Kitna extra paisa lag jaata hai on top of the base price? And negotiation kitna possible hai in Ghaziabad for ready-to-move flats? Should I even try to bargain for a better deal, ya builder fixed price pe hi atke rehte hain?
