Honestly not sure if Sobha Royal Pavilion Phase 8 is the right move for investment. What's the real resale market like there? Worried about project delivery delays too. Is the current price per sqft justified?

Yaar, this Sobha Royal Pavilion Phase 8 sounds good on paper, but the price range of ₹2.6 Cr to ₹4.6 Cr for a first-time buyer is quite steep. Plus, that 2026-06-01 possession date feels so far away. Resale value in that area is my biggest worry, given the current market.
U7, waiting might be good, but then prices might go up too. It's a double-edged sword in Bengaluru. Best to compare with other projects around Aavalahalli and see if the current price is truly inflated.
So, is it better to wait for some time, then?
Sahi kaha bhai, U1. I was looking at properties around Akshayanagar and even there, the resale market is slow for new projects. People are holding back, waiting for prices to stabilize. Sobha Royal Pavilion's location is good, but the demand needs to catch up with supply.
