TVS Altura's 'upcoming' status is a red flag for me.

Bengaluru's property market has me looking at TVS Emerald Altura. Kids are out, need a manageable 2BHK. It's an upcoming project, ₹1.64 Cr upwards. What's the real possession risk with TVS? Are they known for on-time delivery? For someone downsizing, I really can't afford delays. Thoughts?
