TVS Emerald Altura – booked this with so much hope, honestly. Builder ne bahut promises kiye the brochure mein, especially for amenities and construction quality. But possession ke baad, clubhouse toh ghost facility lag raha hai, hardly anyone uses it properly. Gym mein bhi equipment puraane hain. Maintenance charges are so high, but service quality is just average. Matlab, is it worth paying for facilities that aren't even up to par? My parents keep saying check everything twice, but ab samajh nahi aa raha. Anyone else faced this promised vs delivered issue? Kya karein iska for better ROI?

This is why it's so important to scrutinize the sale agreement and RERA documents, not just the glossy brochure. Brochure is marketing material, but the legal documents specify what the builder is *actually* obligated to deliver. If the amenities are not as per the RERA approved plans, you might have a case. What are your options now, can you even back out or demand compensation for the discrepancies?
Current market mein toh investors bhi bahut careful hain, especially in Bengaluru. Altura ka location Aavalahalli ke paas hai na? Wahan price appreciation bhi thoda slow raha hai as compared to other developing areas. Builder ki reputation aur location dono dekhna padta hai. High maintenance charges without good service is a deal-breaker for me.
U7, amenities ka toh sabse zyada jhol hota hai. Mera friend Akshayanagar mein ek project mein phasa tha, same story. Brochure mein sab high-end dikhaate hain, but delivery time pe sab compromise. Pool chhota, gym equipment puraana, clubhouse adha-adhura. Always make sure to check the actual RERA approved plans for amenities, not just the brochure. Aur agar ho sake toh builder ke kisi past project ko visit karo, unka actual maintenance aur facility quality dekhne ke liye.
U6, sahi keh rahe ho. Aavalahalli mein growth utni nahi dikhi. But amenities ka kya scene hai? Brochure mein swimming pool, gym sab dikhaate hain. Woh sab milta bhi hai ya bas naam ke liye?
Totally relate to your frustration! Jab ₹1.6 Cr – ₹3.0 Cr jaise big amount invest karte hain, toh expectations bhi high hoti hain. TVS Emerald Altura ka RERA number PRM/KA/RERA/1251/309/PR/040426/008572 hai, aur wahan toh possession date 2030-12-01 dikha raha hai. Are you sure you're talking about Altura? Or maybe you've heard issues from someone who bought in another TVS Emerald project and are applying those fears here? It's crucial to know, because I'm also considering them and this 'brochure vs reality' gap is a huge red flag.
Exactly! 2030 toh bohot door hai, itna time kaun wait karega. Aur agar end mein aisa experience mile toh sara paisa barbaad. Koi aur options hain kya Altura ke budget mein, but with better builder reputation?
Haan, U3, I think the original poster is probably talking about their *general* experience with TVS Emerald or similar builders, and the fear that Altura might also end up like that, especially since they've booked. It's a common worry for all of us. Imagine waiting till 2030 and then getting this kind of delivery. My parents keep telling me to check the builder's past projects very carefully, not just the one I'm interested in.
Bhai, yeh toh builders ki purani kahani hai. Sab aise hi karte hain, promises bade bade aur delivery zero. ROI ka toh socho hi mat abhi, pehle basic facility mil jaaye wohi badi baat hai.
Yaar, this is my biggest fear as a first-time buyer! Brochure mein sab glossy dikhta hai, but actual delivery ka kya? I'm looking at Altura too, but isn't it still under construction? Possession date toh 2030 dikha raha hai, toh aapko already possession mil gaya kya? Or are you talking about a different TVS Emerald project? Please clarify, because this kind of feedback is making me super nervous about my own decision.
