Everyone pushes upcoming projects like 99 Homez Caelum Hights for the low entry price, right? But nobody talks about the *real* total cost of ownership once you factor in the endless wait, rent till possession, then stamp duty, registration, PLC, and those interior fit-out costs that always go over budget. My Gulshan possession was smooth, but the money drain started *after* I moved in. Builder trust bhi factor karta hai; Gulshan ka track record hai, but for an upcoming like Caelum Hights, it's a huge gamble. You save some lakhs on paper, but lose peace of mind aur time. Change my mind?

Totally agree with you! I'm also a first-time buyer and the 'cheaper UC' narrative is so misleading. Every time I see ads for projects like 99 Homez Caelum Hights, I think about the hidden costs. My cousin booked in Alpha II, Greater Noida, and his possession was delayed by 3 years, paying rent all that time. It's a huge mental and financial drain.
