Noida Extension – I'm seriously regretting my UCHDL Edenia purchase. The promised maintenance charges were a lie. My EMI is already tight, and these extra costs are killing me. Did anyone else face this? What did you do?

This is exactly why we need RERA to be more effective. File a joint complaint with RERA, that's the only way to get their attention. Individual complaints often get ignored. Form a residents' association if you haven't already.
UCHDL has a history of this, not just with Edenia. My uncle booked a flat in Alpha II Greater Noida with them years ago, and possession was delayed by almost 2 years from the promised 2018 date. Then came the 'unexpected' extra charges for amenities that were supposed to be included. It's a classic builder tactic to make the initial price look attractive. Be very careful with their other projects too.
I was considering UCHDL Edenia too, but this is concerning. Can someone confirm the current per sqft maintenance charge? And are these charges for the entire 320 units or is it specific to some towers?
Exactly, the market is already slow in Noida Extension, and these hidden costs just make things worse for buyers.
Haan, as U3 mentioned, it's ₹3.5/sqft now. Plus, they added a 'sinking fund' charge and a gym membership fee that wasn't disclosed. These charges apply to all units, not just specific towers. It's a blanket increase across the project, which is why everyone is upset. The original brochure figures were a joke.

Bhai, this is a common trick. My friend bought in Alistonia Estate and faced similar issues with hidden charges. UCHDL ka track record Noida Extension mein pehle se hi thoda shaky hai. For a project completed in 2018, they should have their act together. We need to unite and challenge this, otherwise they'll keep exploiting first-time buyers like us.
Exactly! I'm also in Edenia. They initially said ₹2.5/sqft, but now it's ₹3.5/sqft plus extra for parking and club. What were your promised vs actual numbers?
Totally, yaar! Same here. They lure you in with low figures then hit you with the real ones later. Builder log aise hi karte hain.
