Udyog Vihar buyers are ignoring serious civic red flags
Four months ago I finally took possession of my 2BHK near Udyog Vihar in Sohna. We started hunting late last year looking for cleaner air and lower EMIs. Checked out a few sites, rejected one builder due to delayed OC issues, and settled here. But things nobody told me are surfacing fast. Ground reality is rough. Tanker water reliance is brutal, and access roads feel sketchy after dark... actually wait, our power backup charges just spiked too. For folks living along Udyog Vihar, do civic issues ever stabilize, or did I jump in blind?

Yeh situation sunke darr lag raha hai because I am also looking around the same belt. What did your RWA say when you guys raised the issue about dark stretches and safety? Has anyone lodged an official complaint with the local authority yet, ya sab builder pe hi chhod rahe hain?
Maine bhi 65 lakh ka 2BHK dekh ke shortlist kiya tha, thinking Gurgaon proper is too expensive. Current Gurugram market is touching 14,000 per sqft even in emerging sectors, so this sub-6,000 rate looked like a dream to me. Par agar shaam 8 baje ke baad family bahar nahi nikal sakti, toh budget bacha ke kya faayda? My father visited the site once and straightaway said Baliawas side dekh lo rental pe pehle, don't lock your savings in civic mess.
Totally agree yaar, the access roads are super scary at night. Streetlights show-piece banke khadi hain aur auto wale bhi aane se mana kar dete hain.

Bilkul marketing pitch tha wo. I checked with a local plumber near Badshahpur last week, GMDA bulk water connection reach hone mein easily 2-3 saal lagenge us stretch par. Even Baharampur Naya side people are still calling private tankers every morning. Agar family ke saath move kar rahe ho toh prepare yourself for skin irritation and yellow tap water, it is horrifying for first-timers.

Exact yahi calculation hum log miss kar dete hain budget plan karte waqt. Bank agent ne bola tha 45k EMI aayegi, par tanker paani plus DG charges milake monthly 12k aur jod lo. Honestly, agar basic civic line hi nahi hai toh it is a massive gamble for people like us.
Bhai, backup charges are touching Rs 28 to 32 per unit in most newly delivered societies here, it is insane. Last month mere ek friend ka bill 9,000 extra aaya just because grid supply kept tripping. We stretched our budget hoping for cheap EMIs, par yeh hidden costs daily peace of mind cheen lete hain.
