Udyog Vihar infrastructure: Why aren't all pockets gaining?

Visited Udyog Vihar last weekend, and honestly, everyone's hyping up the new road upgrades and proposed metro extension like it's a golden ticket. My parents keep saying 'infrastructure equals appreciation', but I'm just not seeing it translating fairly across the board in Mohali. It feels like only the projects right on the main corridor are benefiting, pushing their prices to ridiculous levels. Other pockets in Udyog Vihar, even just a few blocks away, still feel stagnant. Is it just me, or are we overstating the impact of these developments on property values outside the immediate front-facing plots? I think many areas are still stuck, despite all the 'progress'. Change my mind.
