Udyog Vihar's metro benefit is priced in

Not proud of this but after kids moved out, we thought downsizing would be easy. Now searching for a smaller flat, maybe 2BHK. My wife and I are looking around Udyog Vihar, thinking connectivity improved a lot. Metro aur new roads ka kaafi impact hua hai, right? Earlier, traffic bahut rehta tha. Ab, does that mean prices in sectors near NH-48 ya Shankar Vihar have shot up too much? Ya still some good deals mil sakte hain? Need a good society with elevator, hospital paas mein. Any areas in Udyog Vihar that benefited most from this connectivity boost but aren't crazy expensive yet? Want low maintenance bhi.
