UER-2: Builder floor ya DDA plot? Can't decide.

Spent the whole Sunday checking out options in UER-2. Landlord ne rent phir badha diya, yaar, fed up of renting now. Finally decided to take the plunge, EMI vs rent math makes sense. Dekh raha hoon kuch builder floors near Dwarka Link Road side, around ₹78L-85L for a 2BHK. Also saw some DDA-approved plots further along UER-2, but not sure about the development timeline. Which offers better value and quicker possession for a first-time buyer right now? Is the premium for builder floors justified, ya plots mein long-term ROI sahi hai?
