UER-II delays are massively impacting appreciation in Outer Delhi. Just moved to Pocket 8 and honestly, the promised connectivity timeline feels way off. Are others seeing this near Dwarka too? Prices aren't moving like expected.

It's a classic case of over-promising and under-delivering. This UER-II delay has become a major roadblock for so many first-time buyers who invested with the hope of quick appreciation. We are not just losing out on potential gains, but also paying EMIs for properties that aren't even ready. It's frustrating to see our hard-earned money tied up like this, with no clear end in sight. The government needs to step in and push these infrastructure projects faster, warna hum jaise log toh barbaad ho jayenge.
The current market sentiment in Delhi-NCR is also not helping. High interest rates and general economic slowdown are making buyers hesitant. This adds to the UER-II delay woes. Property prices across Outer Delhi are pretty stagnant right now, which is a big concern for us budget-conscious buyers.
Meri toh puri savings lag gayi thi ek project mein Dwarka L-Zone mein. Builder ne itne bade-bade sapne dikhaye the UER-II ke connectivity ke. Bola tha 2 saal mein rates double ho jayenge. Ab 3 saal ho gaye, construction 50% bhi nahi hua. RERA complaint bhi file ki hai, but kuch khaas response nahi. Lagta hai bahut phas gaye hain hum, first-time buyer ka yahi haal hota hai.
UER-II ki hype toh bahut thi, but reality check is brutal. I learned the hard way not to trust pre-launch promises. RERA complaint se kuch logon ko relief mila hai, but process bahut slow aur exhausting hai, jismein aur paise lag jaate hain. Mera ek dost ne bhi Anand Vihar ke paas same issue face kiya tha, builder ne bas date extend kiye. Always check the builder's past project delivery record and financial stability, not just the glossy brochures.

Same pinch! L-Zone mein bahut fraud hua hai. Aapka builder kaunsa tha? Mera toh "Dream Homes" naam ka tha, ab office bhi band kar diya unhone. Kya RERA complaint se kuch fayda hua hai aapko, ya bas time waste hai?
Exactly! I was looking at a plot in Pocket 8 last year, builder was promising possession by end of 2024. Now they're saying 2026. Is this happening with other UER-II adjacent areas too? Like near Anand Niketan?
Totally! Mera project Alaknanda ke paas hai, same story. Builders ne sirf bewakoof banaya hai.
Haan bhai, Anand Niketan side bhi same haal hai. Mere cousin ne Ansal Villas ke paas ek plot liya tha, usko bhi delay ka notice aaya hai. Connectivity ke naam pe bas lollipop mila hai, kuch hua hi nahi ground pe.
Sahi kaha yaar. Dwarka ke paas jo projects hain, sab slow ho gaye hain. Mera bhi investment stuck hai, lagta hai appreciation toh bhool hi jao abhi.
