UKN Miraya Rose: My investor's ROI dilemma
Since January I've been eyeing UKN Miraya Rose, thinking about investment. Builder ne bola tha 5-6% rental yield easily aayega, but market checks say it's barely 3%. Iska resale market bhi utna liquid nahi lag raha, honestly. My parents keep saying check builder's track record properly. Anyone else faced this gap with their ROI expectations?

Totally agree with the ROI dilemma. I was looking at a property in Aavalahalli and the agent gave me similar inflated rental figures. It's so hard to trust anyone. What did you end up doing about UKN Miraya Rose?
It's a tough call. On one hand, it's a completed project (Possession date: 2016-11-01), which is a plus, no construction risk. But at that price point (₹3.3 Cr onwards), if the rental yield is only 3%, it's not making financial sense for an investor. Unless you're looking for long-term capital appreciation, which is a different ball game altogether and takes time.
I had a similar experience with another builder in Akshayanagar. They promised the moon, but when it came to actual rentals, it was a huge disappointment. UKN ka track record waise bhi mixed reviews wala hai. 88 units hain, but if the demand isn't there for resale, toh liquidity toh problem hogi hi. Don't just look at what they say, check actual rental agreements nearby for similar sized properties.
U8, UKN ka ek project Adigara Kallahalli mein bhi tha, wahan bhi delays hue the. So track record pe doubt toh hai. My uncle had issues with quality in their commercial complex too.
What about their other projects? Koi aur feedback hai UKN ka? Builder ka track record check karna bahut zaroori hai.

Haan bhai, 2016-11-01 was the possession date. My friend almost bought there, but backed out because of the premium pricing and slow appreciation in that area.
Bhai, totally agree! Builder log bas sapne dikhate hain. 3% toh FD mein bhi mil jaata hai, uske liye itna bada investment thodi na karte hain.
