Ultima Sector 81 Gurgaon: How's the Metro & Road Access?
Was just watching a video on DLF Ultima in Sector 81 Gurgaon. It highlights decent expressway connectivity and mentions a squash court as an amenity. I'm wondering if the metro access is really as convenient as it appears on paper. The video didn't really show much beyond map points. For those who've visited or live in the area, how is the actual infrastructure and connectivity around DLF Ultima? Are there good schools and hospitals easily reachable? Any thoughts on the ground reality?

Dekho, DLF ka naam hai toh quality mein compromise nahi hoga, but the location is still a bit far-flung for some. If your work is in Manesar or closer to that side, then it makes sense. Otherwise, for Cyber Hub or Udyog Vihar, it's a stretch. Plus, the price is not for 'budget-conscious' buyers at all. It's for someone who wants DLF luxury and doesn't mind the distance or the cost.
Total units 912 hain, toh kaafi bada project hai. What about the community feel? Is it vibrant or still a bit empty? Sometimes these large projects take time to fill up completely, affecting local markets and services.
Mujhe lagta hai DLF Ultima ka RERA number GGM/358/90/2019/52 hai aur possession date 2019-03-01. Toh project toh complete hai aur legal bhi hai. Builder ka track record bhi achha hai. But connectivity and pricing are definitely concerns. Anyone living there who can share insights on daily life?
My cousin lives there. He says the maintenance is excellent, typical DLF quality inside. But for metro, he has to drive to the nearest operational station, which takes about 15-20 mins depending on traffic. It's not 'convenient' in the true sense if you're relying on public transport.
Main toh Basai mein rehta hoon, wahan se bhi commute ka problem hai. Sector 81 se office agar cyber hub mein hai toh it's a long drive, even with the expressway. Factor in school drops, grocery runs, it all adds up. The squash court is nice but not if you spend hours commuting.
Haan, RERA aur completion toh theek hai, DLF is reliable that way. But mere ek dost ne wahan visit kiya tha. Usne bataya ki society ke andar sab theek hai, amenities bhi achhi hain. But bahar nikalte hi traffic aur dust ka issue rehta hai. Metro ke liye toh you have to rely on feeder services or personal transport.
Price range dekha aapne? ₹3.3 Cr – ₹5.2 Cr for a first-time buyer like me? Meri toh budget se bahut bahar hai. DLF ka naam hai isliye itna high hai kya? Is it even worth that much in Sector 81?
Totally agree. For that budget, you could find something much closer to core Gurgaon, maybe even on Airport Road side, with established infrastructure. This seems like an aspirational price point for an area that's still growing. Current market conditions mein itna spend karna, that too for a first home, is a huge risk.
Wahi toh! This price for Sector 81 is just crazy. I was looking at something similar in Badshahpur and even there the prices are high, but this is another level. DLF premium charge karta hai for sure, but I'm not convinced about the value for money here, especially for a project that got possession in 2019. It's not even new anymore.

Bhai, ground reality yahi hai ki Sector 81 is still developing. Schools and hospitals are there but not as close as say, closer to Golf Course Road. For good schools like DPS or Pathways, you're looking at a decent drive. Hospital ke liye bhi Artemis ya Medanta thoda door padega. Connectivity ko lekar main bhi nervous hoon.
Exactly! I visited a couple of months back. Road connectivity from NH-8 is okay, but andar ki roads abhi bhi development phase mein lagti hain. Metro station ke liye you still need a cab or auto, it's not walkable. Nearest is probably Huda City Centre or Dwarka Expressway side ka station which is still under construction.
