Umang Winter Hills: Daily life for families?
Is Umang Winter Hills genuinely good for daily living with kids? My wife wants a safe neighbourhood, good schools nearby. Maintenance charges kitne aate hain monthly? Are the amenities actually useful for children? Planning 3BHK upgrade, so livability matters a lot. Any residents?

Market conditions in Gurgaon are tricky right now. Prices are high, interest rates are also up. If you're a first-time buyer and budget-conscious, maybe explore slightly older, well-maintained societies in areas like Baliawas or Baharampur Naya. You might get a bigger space for the same budget, though amenities might be less fancy. Umang Winter Hills is good, but the premium is significant. Think long term, will you be able to resell easily if needed?
For families, the total units being 724 is a big number. Does this mean the common amenities like the swimming pool or gym get overcrowded, especially on weekends? My kids need space to run around, and if the play area is always packed, that's a concern. Also, traffic around the complex during school pickup/drop-off times, is it manageable?
RERA number GGM/10/2018 hai, so that's good, means it's registered and should be compliant. But sometimes even with RERA, builders have issues. Anyone had any direct experience with the builder, Umang Realtech, post-possession? Like, for structural repairs or warranty claims? That's where the real test of a builder comes in.
U10, I know someone who had some leakage issues in their flat after a heavy monsoon. The builder's response was slow initially, but eventually, they fixed it. It took a lot of follow-ups though. So, expect some back and forth if you need post-possession support. It's not a 'no issues at all' kind of builder, but they do resolve them.
I visited Umang Winter Hills last month. The flats are spacious, no doubt. But the price range of ₹1.3 Cr – ₹2.1 Cr for a 3BHK feels a bit steep, especially for first-time buyers. Are there any hidden costs apart from registration and stamp duty that one should be aware of? My budget is tight, so every penny counts.
Hidden costs are a real pain, U7. My brother bought a flat near Airport Road and got hit with a 'development charge' they conveniently forgot to mention earlier. Always ask for a detailed breakdown of all charges, even the 'optional' ones. And get it in writing!
U7, definitely check for IFMS (Interest Free Maintenance Security) deposit, club membership charges (if not included), and any one-time corpus fund payment. Builders often add these on top. Sometimes there's also an advance maintenance payment for a year or two. Don't forget property tax once you move in. These can add up to a few lakhs.
Bhai, Umang Winter Hills mein toh bahut log family ke saath rehte hain. My cousin lives there, uske kids ko play areas bahut pasand hain. Safety wise, guards 24x7 rehte hain, entrance pe checking hoti hai. Schools ke liye, RPS International aur Amity are close by. Maintenance charges around ₹3-4 per sqft hain, so for a 3BHK, expect around ₹5000-7000 monthly. Amenities are decent, swimming pool, gym, kids' play zone. Livability achi hai overall. Completed project hai, so no construction delays tension.
U1, you mentioned it's completed. Kya possession mil gaya hai sabko? I heard some stories about minor issues even after completion. And how's the water supply situation there? Gurgaon mein paani ka issue common hai.
U1, thanks for the info! ₹5000-7000 for maintenance sounds a bit high for a first-time buyer like me. Is that standard for completed projects in that area? Also, electricity backup ka kya scene hai wahan?
