Umiya Prism ka real appreciation pre-launch mein hi tha. I'm currently in a 2BHK in Marathahalli, thinking of upgrading to a 3BHK or villa. Umiya Prism looks good but the current price per sqft feels high. Meri research mein dikha ki pre-launch rates kaafi better the. Is the current premium justified for an investor? Kya actual capital appreciation dikha hai since launch? Also, rental yield ka kya scene hai wahaan? Matlab, 3BHK pe kitna expect kar sakte hain monthly? I'm trying to figure out if it's still a solid investment for long-term ROI. Already have a home loan, so this next one needs to make sense. Koi negotiation hack hai builders ke saath ya market mein kuch hidden deals?

Haan yaar, real appreciation toh pre-launch mein hi thi. But what about the RERA status and possession date? Builder ne commit kiya hai 2029-03-01, but given the current market and only 9 units, will they even stick to it? Has anyone checked the construction progress lately?
Absolutely! Jo log pre-launch mein le paaye, they are sitting on a gold mine. I was considering it back then but hesitated. Ab toh lagta hai boat miss ho gayi. Current prices are definitely not for first-time buyers hoping for quick appreciation. Long-term ROI ka toh pata nahi, but short-term gains are out of the question.
