Did a site visit to Umiya Prism last Sunday. Rent se bohot tang aa gaya hoon. Investor perspective se, iska resale potential kaisa hai? Kya capital appreciation milega 5 saal mein?

Dekho, location kaafi promising hai, especially near Akshayanagar. But 2029 ka possession bahut door hai, aur total units sirf 9 hain. Bengaluru mein abhi market thoda over-heated hai, toh appreciation guarantee karna mushkil hai. Rent se bachne ke liye itna wait worth it hai kya, socho. Financials bhi dekhne padenge future ke.
Umiya Prism mein current price per sqft kya chal raha hai? Aur kya ye price justifiable hai considering the long wait? Aavalahalli mein toh kaafi competitive rates mil rahe hain abhi.

Around 7500-8000 per sqft suna hai. Itne mein 5 saal mein capital appreciation mushkil lag raha hai, especially with only 9 units. Resale market itni liquid nahi hogi.

Umiya Prism ka 2029 possession, yeh bohot lamba wait hai. Tab tak market kitna badlega, aur builder kitna faithful rahega, yeh sab sochna padega. First-time buyer ho toh thoda caution rakho.

Bhai, investor perspective se ongoing projects mein entry karna risky hota hai. Especially jab possession itna door ho. Resale value toh market conditions pe depend karegi, aur tab tak kya hoga kaun jaanta hai.
