₹2.5 Cr for a 3BHK on Golf Course Extension Road feels steep, especially with all the added costs. I'm currently in a 2BHK in Sector 82 and thinking of upgrading, maybe a villa too. My main question is about floor-rise premium and PLCs. For a project like Vipul Ltd's, is paying extra for a higher floor or specific view actually worth it from an investor's ROI perspective? Or is it just fancy marketing? I'm trying to maximize deal value here. Also, should I even be looking at new projects? Can you negotiate better on resale properties in areas like Golf Course Extension? I'm wondering if the secondary market offers better value, especially considering current prices. Any insights on snagging underpriced assets?

Yeh builders ki toh alag hi duniya hai. Pehle toh brochure price mein sab kuch dikhayenge, phir GST, IDC, EDC, PLC, parking, club membership, maintenance advance... list toh khatam hi nahi hoti. Sab lootne ka tareeka hai.
Op ne ROI ki baat ki hai. Mera direct question hai: is paying extra for a higher floor or specific view actually worth it from an investor's ROI perspective? Kya higher floor apartments ki resale value sach mein zyada hoti hai? Ya yeh bas builder ka tareeka hai extra paise nikalne ka? Kisi ne high-floor apartment becha hai aur usko premium mila hai?
Haan, but depends on the view too. Agar golf course facing ya open green area facing hai, toh thoda premium mil jaata hai. Otherwise, just being on a 'higher floor' doesn't add much value. Bas builder ki pocket garam hoti hai.
Main apna experience batata hoon. Maine Ekta Homes ka 12th floor apartment liya tha Airport Road (Gurgaon side) pe, thinking view ka bahut premium milega. Jab resale karne gaya do saal baad, toh मुश्किल se 5-7% extra mile for the view. Market mein demand location aur society ki hoti hai, floor number ki nahi. Unless it's a penthouse, normal high-floor ka premium bahut minimal hota hai, aur woh bhi tab jab market achi ho. Meri advice: don't overpay for FRP.

Kisi ko Vipul Ltd. project mein possession mila hai time pe, ya woh bhi delays karte hain?
Vipul chodo, GCE mein toh ab resale hi dekh lo. Badshahpur side mein kuch achi deals mil jaati hain agar thoda dhundho. Nai projects mein toh sirf builder ka profit hota hai.
Vipul Ltd. ke kuch projects mein delays toh hue hain, especially post-RERA. Check unka RERA registration status aur completion history. Sometimes they deliver, sometimes they don't. Bahut mixed reviews hain, bhai. Careful rehna padega.

Sahi keh rahe ho. Maine bhi ek project dekha tha, brochure mein kuch aur, phir jab final costing aayi toh PLC aur parking charges mila ke 20-25 lakh upar nikal gaye. Builders ki hidden costs maar deti hain budget. Always factor in at least 15-20% extra for these 'surprises'.
Totally agree! GCE ab sirf investors aur high-net-worth individuals ke liye hai. Hum jaise middle-class ke liye toh Basai ya Badshahpur hi option bache hain. Bahut overhyped ho gaya hai yeh area.
