Last two years, Under Construction corridor mein prices kaafi badhe hain. Is current level pe buying sahi hai for ROI? Ya wait karein? What's your investment thesis here?

But Noida market in general toh abhi stable lag raha hai. RERA data bhi shows ke naye projects ka launch price high hai but existing inventory mein itna jump nahi hai. What's the average price per sqft you guys are seeing in the UC corridor for good builders? VVIP Group ka kya rate chal raha hai aajkal?

Bhai, VVIP Group ka track record utna accha nahi hai possession ke maamle mein. Mere ek colleague ne Ajayabpur mein unka project book kiya tha 2018 mein, abhi tak possession nahi mila hai poora. Sirf paper pe completion dikhate hain. ROI tabhi milega jab possession milega, warna EMI aur rent dono ka burden padta hai. Think twice before investing in projects jo already delayed hain.
U9, appreciation toh hua hai, par woh sabhi projects mein hua hai due to market surge. VVIP Group ki quality average hi rehti hai, nothing extraordinary. Aur rental yield tabhi milega jab property ready hogi, aur uske liye you need to factor in the delay period.
Haan, delays toh issue hai, but kya VVIP Group ke projects mein appreciation nahi hua hai? Maine suna hai ki even with delays, unke projects mein rental yield aur capital appreciation achha mila hai jin logon ko finally possession mila hai. What about the quality of construction once they deliver? Does anyone have experience with that?
U3, you're absolutely right about VVIP Group. Mera cousin ne bhi Alistonia Estate mein book kiya tha unka project, same problem. Possession dates aage badhti jaa rahi hain. Builder ki reputation bahut matter karti hai, especially for first-time buyers like us.
Totally agree with U1. Mujhe bhi lag raha hai ki prices bahut inflated hain, especially near areas like Alpha I Greater Noida. Mera friend ne two years back liya tha, ab uska property value almost double ho gaya hai. Abhi entry karna risky lag raha hai, par FOMO bhi ho raha hai.
Yaar, pichhle do saal se Under Construction corridor mein prices rocket ho gaye hain. Especially Noida mein, VVIP Group jaise builders ne toh kamaal hi kar diya hai. Current levels pe buy karna smart move hai for ROI? Ya phir wait karna chahiye? Mera budget tight hai aur pehli baar ghar le raha hoon, toh thoda nervous hoon. Kya investment thesis banayein yahan?
U6, I disagree. Current prices are definitely unsustainable. Correction aayega. Better to wait for a dip.
U1, wait karna risky ho sakta hai long term mein. Interest rates bhi increase ho rahe hain. Agar budget allow karta hai, toh ready-to-move options dekho, thoda premium dena padega but peace of mind milega. VVIP Group ke projects mein toh delays common hain.
