Under-construction flats: The hidden costs nobody tells you

Been waiting for almost 3 years for my 2BHK near Dwarka Expressway, Dundahera. Elite Homes Private Limited ne toh pagal kar diya hai. I work in real estate, but for my own flat, they're playing all the games. Construction-linked plan mein payments toh le liye, ab completion date ka koi bharosa nahi. Upar se OC, PLC ke naam pe extra demands. Matlab, under-construction lena is a huge headache. Ready-to-move hi lena chahiye tha kya? Anyone else faced this with Elite Homes or other builders in Gurgaon?
