Okay I'll be honest — even working in real estate, buying for myself is a whole different beast. Everyone glorifies under-construction for the 'discount' but honestly, it's a financial trap. I know what builders don't tell you about construction-linked plans; they just drain your cash. You're paying EMI on a dream, not a home. I'm looking at a 3BHK, maybe Prestige or Sobha in Whitefield, around ₹1.8 Cr. Is that initial RTM premium really worse than years of EMI on a non-existent apartment, plus all the delay headaches? Change my mind.

Totally agree bhai, OP! Mere friend ne toh 5 saal pehle Prestige ke project mein book kiya tha Whitefield mein, abhi tak possession nahi mila. EMI jaa rahi hai aur rent bhi de raha hai. Double burden. Ye 'discount' sirf dikhawa hai, mental peace ki toh waat lag jaati hai. Sahi keh rahe ho, EMI on a dream, not a home.
