Under-construction is a sucker's game in Noida, change my mind
I'm based in Dubai, looking at Noida for investment. Honestly not sure about under-construction projects anymore. Earth Towne looks tempting price-wise, starting at ₹20.25 L, but the possession timeline scares me. Heard horror stories of delays. Elixir Windz is ready to move, and that peace of mind has value, even if it's pricier (₹51.69 L onwards). Carpet area is crucial, though. Anyone compared how much usable space you actually get in Earth Towne vs. Elixir Windz? I can't do a site inspection myself right now. Also, what about rental potential? Which would attract better tenants and higher rent? Need a property manager, but don't want to deal with constant vacancies. Has anyone else faced this dilemma?

Not all under-construction projects are bad, guys! Sometimes, if you buy early from a reputed builder, you can get good appreciation by the time of possession. It's about doing your homework.
U7, you're right, but 'reputed builder' is the keyword. For first-time buyers, it's hard to gauge that. My advice would be to check their RERA history for past projects, financial stability, and how many projects they have ongoing simultaneously. Don't just go by
Your dilemma is super relatable. I'm also a first-time buyer and the thought of construction delays gives me chills. Earth Towne's price point is definitely attractive, but the risk... Elixir Windz being ready-to-move is a huge plus. I heard it got its possession in 2019 itself, so that's a solid track record. But is Elixir Windz really worth the premium for investment? For rental income, you need good ROI.
Yep, Elixir Windz is fully functional. No hidden surprises there.
U5, maintenance in Elixir Windz is around ₹3.5-4 per sq ft, which is pretty standard for a gated community of that scale in Noida. Not excessively high, but definitely adds to the monthly outgo. You need to factor that into your rental calculations.
U4, Elixir Windz definitely has its advantages for investment. Since it's completed (possession was May 2019), you can start earning rent immediately. The location, especially near Alpha I, attracts a decent tenant base – mostly working professionals and small families. The total units are 230, which means good community, but not too crowded. Rental yields are decent in that pocket of Noida currently, especially for well-maintained societies. What about the maintenance charges there, are they too high?
Bhai, you hit the nail on the head! Under-construction is absolutely a sucker's game, especially in Noida. I bought a flat in a project near Ajayabpur back in 2018, promised possession in 2021. Abhi tak building ka structure bhi complete nahi hua hai! Builder bas date pe date deta rehta hai, aur EMI aur rent dono ki maara-maari. My savings are stuck, and the mental stress is unbearable. Elixir Windz ka price thoda high lag raha hai, but peace of mind ka koi mol nahi. Anyone else stuck in similar situations?
Totally agree with U1. My cousin invested in an under-construction project in Noida Extension, and it's been a nightmare. The builder went bankrupt, and now they're stuck in legal battles. RERA bhi kya hi kar lega sometimes, right? It's like playing Russian roulette with your life savings.
