Honestly, under-construction seemed like a good idea initially, but now I'm not so sure. Possession was supposed to be in March, but Advetaya Constructions is running late. Sector 19 mein I thought I was getting a good deal. Now, I'm paying both rent and EMI. Matlab, double whammy! Anyone else facing similar delays? Is it worth fighting for compensation, or should I just cut my losses? Thinking maybe ready-to-move is safer, even if it costs a bit more upfront. Rental yield wise, I'm already screwed for this year. How long should one really hold property in Noida before selling for decent gains? Any tips?

U1, fight for compensation! Don't let them get away with it. At least try! RERA is there for a reason.
Sector 19 is a good location, but the builder matters. Research properly before investing, guys. Don't just go for the cheapest option.
Under-construction nightmares are very real. I've been there, done that. Ready-to-move is definitely worth the extra cost in peace of mind.

Honestly, with rising interest rates, ready-to-move might be a better option even if it means taking a bigger loan. At least you're getting something immediately.

Check amenities completion before booking, I made that mistake. They showed me fancy brochures with swimming pools and gyms, but none of it is ready even now!

Yeah, that's the first thing to check. RERA updates are usually more accurate than what the builder tells you.

My friend sold his flat in Sector 44 after 8 years and made a killing. But he bought it at a really low price back then. Now, with the metro extension, rates are even higher.

U14, ready-to-move is safer, but also more expensive. Do your due diligence either way. Check the legal paperwork carefully. And don't trust everything the builder tells you!
As an NRI, ready-to-move is ALWAYS safer. You can see what you're getting, and you can rent it out immediately. Under-construction is too risky from abroad.
Possession mila kya kisi aur ko? Advetaya's reputation isn't great. Check their RERA registration number and see if there are any complaints registered against them. You can find it on the UP RERA website.
I bought in Sector 150 three years ago. Promised possession in 2022, still waiting. Lawyer says RERA is the only way to go, but it's a slow grind. I'm paying pre-EMI, thankfully not full EMI, but still! It's frustrating.
Sector 150 mein toh rates bhi bahut badh gaye hai. Even with the delay, you might still make a profit if you sell. What's the current market rate there?

Rental yield wise, Noida is pretty bad right now. It's all about capital appreciation. How long to hold? Depends on the location and the builder. 5-7 years minimum for decent gains, I'd say.

Totally agree yaar! Under-construction property is a gamble. Ready-to-move is safer, but obviously more expensive. I'm also thinking of selling my under-construction flat in Sector 78. Kisi ko chahiye toh batao!
