Honestly not sure about under-construction vs ready-to-move. Sarthak Builder has options in Sector 51, but delayed possession scares me. Has anyone had good/bad experiences? Need a 3BHK for the kids, toh safe hona chahiye.

Remember to physically visit the site multiple times, at different times of day. Get a feel for the neighborhood and surroundings.
What happened with Sarthak Builder in the end, U1? Did you go for ready to move? Which sector did you choose?
Still researching, U14! Ready to move hi dekh raha hoon. Sector 44 mein ek option mila hai, going for site visit next week.
Thanks everyone for the insights! Really helpful. I'm leaning towards ready-to-move now, even if it means stretching the budget a bit. Peace of mind is worth it, especially with kids involved.
Smart move, U1. Check out projects in Sector 44 and 47 too. Good connectivity and established societies.
Also, check the carpet area vs. super area. Builders often mislead buyers with inflated super areas. Carpet area is what actually matters.
So true! That's a classic trick. Always ask for the carpet area specifically.
RERA ne isko solve kar diya hai na? Builders are supposed to declare carpet area now.
Be careful of hidden charges! Parking, club membership, maintenance deposit... they add up quickly!
Absolutely! Read the fine print of the agreement carefully. Negotiate on these charges if possible.
What's the current circle rate in Sector 51? Anyone know? And what's the going rate for a 3BHK resale?
Circle rate is around 60k/sqft I think. Resale depends on the society and location within the sector. Check Magicbricks or NoBroker.
Magicbricks and NoBroker are inflated. Talk to local brokers for a more realistic price.
Don't forget to factor in the upcoming Jewar airport. Property rates in Noida are going to skyrocket soon! Now is the time to invest, even if it's under construction.
Jewar airport is still years away. Don't let that be the sole reason for your decision. Focus on the builder's reputation and project viability.
Under construction mein risk toh hai, but the price difference is significant. Sector 51 mein ready to move 3BHK is easily 1.5Cr+, while under construction might be closer to 1.2Cr. Big difference for a middle-class family.
U10, true that. But consider the EMI you'll be paying on the under-construction property *plus* the rent you're currently paying. Does that still make it a better deal?
My cousin bought in Sector 150 under construction. Possession was delayed by 2 years! He was so frustrated. He ended up taking a personal loan to cover rent. Not worth it, in my opinion.
Has anyone checked the construction quality of Sarthak's Sector 51 project? I heard some rumours about substandard materials being used. Anyone living nearby who can confirm?
Good point, U13! Quality check is crucial. Get an independent engineer to inspect it if possible.
Haan, construction quality is a big issue. Some builders cut corners to save money. Better to be safe than sorry.
Ready to move is definitely safer, especially if you need it urgently. But under construction offers better payment plans and potentially higher appreciation. It's a gamble! What's your budget, U1?
I bought in Sector 75 from Sarthak 5 years ago. Promised amenities are still not fully delivered! Swimming pool is always 'under maintenance'. Think twice before investing.
U4, seriously? That's terrible! Sector 75 is supposed to be prime. Which project specifically? We need to name and shame these builders!
Exactly! These builders make so many promises but deliver nothing. Transparency kahaan hai?
Transparency? Lol, good joke! RERA bhi inke jeb mein hai.
RERA is a joke, I agree. But still, register a complaint. At least there's a record.
U7, don't be so cynical. RERA *can* help, but you have to be persistent. File a complaint with proof. Documentation is key.
Sarthak Builder... hmm, heard mixed things. Sector 51 is a good location, but delayed possession is a serious concern. Ready to move is always safer, especially with kids. But the premium is usually higher, right?
Bhai, delayed possession toh Noida ka national sport hai. Under construction is cheaper, but the headache is real. Check their RERA registration and past project completion dates. That's your best bet.
