Under-construction project in Sathnur, need advice
Since last year I've been looking for my first property in Bangalore, aur abhi tak bahut confused hoon. Sathnur Village mein kuch options dekhe hain, but location ko lekar thoda doubt hai for future growth. Main Legacy Global Projects ka ek under-construction project consider kar raha hoon. Lekin delivery risk ki bahut tension ho rahi hai. First-time buyer hoon, toh under-construction deal lena kitna safe hai? Kya kisi ko Legacy Global Projects ke track record ka idea hai, especially timely possession ke liye? Shortlist karte waqt sirf price ya amenities se zyada kya dekhna chahiye? Honestly, ROI aur appreciation ke liye kaun se factors matter karte hain? Any advice on how to evaluate builder reputation? Ab samajh nahi aa raha.

Legacy Global ka ek project Agrahara Layout mein bhi hai, wahan bhi delays ki news aayi thi. Builder reputation ke liye unke past projects ke RERA records dekho, kitne complaints hain aur kitne resolve hue. Online reviews bhi check karo but sab pe trust mat karna. Sabse best, site visit karo unke delivered projects ki aur guards ya residents se baat karo. Sathnur mein agar aapko long-term investment chahiye toh theek hai, otherwise ready-to-move options better hain for peace of mind. Current market conditions mein Bangalore mein buyers ke paas options kaafi hain, so don't rush.
U7, RERA mein penalty lagti hai delays pe, but woh buyer ko compensation ke roop mein milti hai, ya builder ko extension mil jaati hai agar genuine reason ho. Lekin process lamba hai. First-time buyer ke liye yeh sab stressfull ho jaata hai. OP, aapne kya decide kiya fir? Koi aur options dekhe kya Sathnur mein ya nearby areas like Aishwarya Crystal Layout?

I actually know someone who booked with Legacy Global in Agrahara Layout. Unhone bola ki construction quality mein bhi issues the, finishing achhi nahi thi aur builder ne minor changes ke liye bhi extra charges maange jo agreement mein nahi the. Possession mein toh 8 months ka delay tha. Builder ke sales team bahut promises karti hai but delivery mein sab bhool jaate hain. Be very cautious with them.

Exactly! Builder ne phir se date extend kar diya lol. My project near Adigara Kallahalli is stuck for ages. Ab toh interest bhi bhare ja rahe hain aur rent bhi. Double burden. Legacy Global ka naam suna hai but good things ke liye nahi.

Totally agree. Mere cousin ne bhi ek under-construction project mein invest kiya tha Akshayanagar mein, 2 saal late ho gaya hai delivery. Sirf paper pe dates achhi lagti hain. Sathnur mein toh connectivity ka bhi issue hai abhi. Soch samajh ke decision lena.
