Since last Diwali, I've been checking out flats in Ghaziabad and honestly, bahut confusion hai. First time buyer hoon, shortlisting is tough. Bulandshahr Road Industrial Area ke paas kuch options dekh raha tha, mostly under-construction. Renowned Group ka ek project pasand aa raha hai. Par under-construction mein delivery risk ka darr lagta hai, pata nahi kab milega. Kya tips hain ki under-construction project kaise evaluate karein for timely delivery? Or should I just stick to resale for peace of mind?

Bhai, aapka darr bilkul sahi hai. Renowned Group ka track record Ghaziabad mein kuch khaas nahi raha hai past mein. Mere ek colleague ne unke Achchheja wale project mein book kiya tha 2018 mein, abhi tak possession nahi mila hai. Har baar naya bahana, kabhi approvals ka issue, kabhi material shortage. Under-construction mein the biggest risk is always delay, and the builder might ask for extra charges later on. Resale mein at least you know what you're getting and when. Don't fall for attractive pre-launch offers, always check their past projects' delivery timelines
