Honestly, I'm regretting even looking at under-construction properties for our next home. With kids' school admissions and my wife's priority for a safe, established neighbourhood, the uncertainty of delays is just too much. Everyone talks about the cost benefit of UC, but kya fayda if possession mein 2-3 saal late ho jaye? We're looking at a 3BHK in Dwarka or Vasant Kunj, budget 2.5Cr tak. Risland's project looks good but it's UC. Should I just stick to ready-to-move options, even if thoda expensive ho? Builders like Raheja ka track record bhi pata hai. Change my mind.

Totally get what you're saying, OP! We are in the same boat, looking for a 3BHK in Dwarka and the thought of UC is just giving me nightmares. My wife is also firm on a well-established society for our kids. Risland ka project achha hai but the uncertainty is a huge red flag. Kya karein, RTM mein budget hil jata hai.
Haan bhai, exactly! Mental peace is worth more than a few lakhs sometimes, especially with family involved. I'd say RTM hi
