Under-construction projects are a trap

Dwarka Expressway projects are giving me a headache. I work in real estate, so I know the drill, but buying for myself is totally different. Pitrachaya Buildwell promised possession in 2.5 years for a 3BHK on SPR, now it's 4 years and still no OC. The construction-linked plan is draining me with EMI and rent. Honestly, not sure if I should've just gone with a ready-to-move flat, even with the higher upfront cost. Is it worth waiting for these under-construction projects anymore? Anyone else stuck like this with builder delays? What did you do?
