Under-construction projects are honestly way too risky now.

I'm seriously stressed about finding a bigger place in Noida. Need at least a 3BHK, that's for sure. My wife's priority is a safe neighbourhood near a good school for the kids' school admission. I was looking at Hawelia Group in Sector 19. The prices seem okay, but I'm scared of under-construction projects after hearing so many horror stories. Delay ho gaya toh? Ready-to-move flats are costing an arm and a leg though, matlab EMI bhi zyada hogi. But peace of mind is important, right? Is it worth paying extra for ready possession instead of chancing it with an under-construction property? Anyone else faced this dilemma? Am I the only one jo itna dar raha hai?
