Under-construction projects are just not worth the stress
₹1.3 crore for a 3BHK in Sarjapur Road, Prestige ka project. Samajh nahi aa raha under-construction lena sahi hai ya ready-to-move. Builder bol raha 2 saal mein possession, but RERA ke baad bhi delays sunne ko milte hain, yaar. My friends are saying ready-to-move is always better, but then prices are higher for the same config. EMI toh abhi se start ho jayegi, plus current rent bhi. Whitefield mein bhi dekha hai Sobha ke kuch options, but again, under-construction mein bahut tension hai. Kya karein? Has anyone recently bought an under-construction flat in Bengaluru? Builder ka track record kitna important hota hai? My parents keep saying ki ready one le lo, no headache. But the price difference is huge, honestly not sure agar itna extra dena worth it hai.

It all boils down to your risk appetite and financial stability, honestly. If you have a stable rental situation and can comfortably manage both EMI and rent for an extra year, then under-construction can be a good bet for the price advantage and potential appreciation. But if your budget is stretched and any delay will cause immense financial strain, then ready-to-move is definitely the safer option. Check the builder's past 3-4 projects, not just the current ones. Talk to people who have taken possession from them. Aishwarya Crystal Layout mein ek project mein mere friend ne liya tha, builder ne bola 2 saal, but 3.5 saal laga diya. But at least the quality was good. So, not just possession, quality bhi check karna important hai. What's more important to you: price or peace of mind?
My experience in Aavalahalli was similar. Booked a flat in 2019, promised possession by 2022 end. Abhi tak interior work chal raha hai, builder bol raha hai 2024 mid tak milega. It's been a nightmare managing rent and EMIs. The price difference for ready-to-move seemed huge then, but now I feel like I would've gladly paid that extra amount for peace of mind. Check the builder's past projects, talk to residents if possible.
U10, compensation from RERA is a long, tedious process. Most buyers just want their home, not a legal battle. It's better to avoid the situation altogether if possible. For the OP, if it's Prestige or Sobha, the risk is lower but not zero. Always factor in an extra 6-12 months buffer in your financial planning.
U9, your story is exactly why I'm so scared. My budget is tight, and I can't afford to pay rent and full EMI for an extended period. I'm looking at a project near Adigara Kallahalli, and the builder is new. Should I even consider it?
Wow U9, that's a significant delay! Aavalahalli has seen a lot of development but also some notorious builders. Did you get any compensation for the delay as per RERA? I'm worried about this exact scenario.
Which Prestige project exactly are you looking at in Sarjapur Road? They have a few. Track record is crucial, bhai.
Precisely U7! RERA is good, but enforcement is slow. I've heard horror stories from friends who booked in Akshayanagar where the builder just kept giving excuses for over a year after the RERA date. It's not worth the mental peace lost for a few lakhs sometimes.
U6, I think OP is talking about Prestige Meridian Park or maybe Aston Park. Both are huge. U2, even with Prestige, 6-9 months delay is common. My friend bought in Prestige Smart City, and got possession about 7 months late. RERA doesn't always guarantee on-time delivery, it just gives you a platform to complain.
Bhai, price difference is HUGE, that's the main point. Ready-to-move will easily be 15-20% more expensive for the same configuration and location, especially in areas like Sarjapur or Whitefield. That 15-20% difference can be like ₹20-25 lakhs! Usmein you can pay your rent for 2-3 years easily, plus maybe get some appreciation. I booked an under-construction in Agrahara Layout two years ago, builder ne bola tha 3 saal, ab lag raha 3.5 toh pakka lagega. But still, the price I got was unbeatable. You just need to pick a builder with a solid track record, not just RERA registration. Prestige and Sobha generally have better delivery, but even they can have minor delays. Main thing is, can you absorb the financial hit if it gets delayed by 6-9 months?
Haan, Agrahara Layout mein I've seen a few projects facing delays too. It's not just the big names, smaller builders bhi bahut tension dete hain. The market conditions in Bengaluru right now are quite dynamic, so a small delay can sometimes mean higher interest rates when your loan kicks in fully. It's a double whammy.
Sahi keh rahe ho U2! The appreciation potential in under-construction is also a factor. I've seen prices jump significantly from booking to possession, especially in developing areas. But the risk of delays is always there. What's the average delay you've heard for Prestige projects specifically?
Your point about the 15-20% price difference is so true! That's exactly what's making me hesitate with ready-to-move. But 3.5 years delay in Agrahara Layout? That's a lot of extra rent. Which builder was this, if you don't mind sharing?
Totally agree yaar! This under-construction stress is real. My parents also keep saying ready-to-move le lo, no headache. ₹1.3 Cr for Sarjapur Road for a 3BHK is decent for Prestige, but then you add rent and EMIs, it just kills the budget. Plus, the uncertainty of possession date? Uff! I'm also looking in Whitefield, and Sobha ke projects mein bhi same dilemma hai.
