Are under-construction projects in Bengaluru just too risky for first-timers? I'm looking at a Vaishnavi Group project around the Hemmiganahalli / Bidadi corridor. The property price looks okay, but I'm honestly so confused about all the extra costs. Like, beyond the EMI, how much should I actually budget for stamp duty, registration, and basic interiors? My parents keep saying new builds have too many hidden charges later on. Is it better to just look at resale instead? What are the biggest things people forget to budget for?

Totally agree with you, U1! My personal experience with an under-construction project in Aavalahalli was a nightmare. They promised possession in 2021, abhi tak sirf structure bana hai. Har 6 mahine mein date extend kar dete hain. Apart from stamp duty and registration (which is easily 7-8% of the property value), you need to factor in GST on amenities, corpus fund, society formation charges, BESCOM/BWSSB connection charges, and then interiors. Interiors ke liye toh minimum 8-10 lakhs pakad ke chalo for a basic 2BHK. Yeh sab milake, original cost ka 15-20% extra ban jaata hai. Resale mein at least you know what you're getting into and can budget better for renovation.
