Under-construction projects are never worth the wait in Gurgaon.
Since last Diwali I've been seriously looking for a flat in Gurgaon. My budget is around ₹2.95 Cr and I'm eyeing Paramount Luxury Golf Course Extension, it's ready-to-move. But then DLF Central 67 bhi dekha hai, woh abhi under construction hai. Honestly not sure if going for an ongoing project is a good idea for my first home. Builder ka track record matter karta hai, right? DLF ka naam toh hai, but under-construction risk ka kya? Kya Paramount mein better deal milegi long-term ke liye?

Look, with a budget of 2.95 Cr, you might struggle with Paramount, as others said. But DLF Central 67 is a DLF project. They usually deliver, maybe with some delay, but they do. Plus, under-construction properties sometimes offer better payment plans. Kya aapne payment schedule dekha hai DLF ka? Sometimes that helps manage the budget better over time.
Paramount Luxury Golf Course Extension was completed in April 2022. Toh woh ready-to-move hai. That means no RERA risk of delay. Plus, you see what you get. DLF Central 67 is good but future ka koi nahi bata sakta. Mera advice hai, jo cheez saamne hai, woh lo.
Under-construction projects in Gurgaon are a gamble. Meri ek friend ne Sector 65 mein ek project liya tha, 2020 mein possession due tha, abhi tak basement ka kaam chal raha hai. Builder ne har baar naya bahana bana diya. Better to go for ready-to-move if you can, even if it's a bit of a stretch financially.
But ready-to-move options are always more expensive, right? Aur agar under-construction mein achhi deal mil rahi ho toh? DLF Central 67 ka location bhi bahut prime hai. Kya pata 2-3 saal mein prices skyrocket ho jayein, tab Paramount mehnga lagega.
Totally agree. My cousin booked in a project near Airport Road, it was supposed to be delivered in 2021. Abhi tak kuch pata nahi. Rent bhi de rahe hain aur EMI bhi. Double burden ho gaya unpe. DLF ka naam hai but even big builders delay sometimes, especially with the current market slowdown.
Bhai, Paramount Luxury Golf Course Extension ka price ₹3 Cr hai. Aapka budget ₹2.95 Cr hai. Thoda stretch karna padega ya phir negotiation tagda karna hoga. Ready-to-move mein yeh dikkat rehti hai.
Haan, negotiation toh must hai. But Paramount ka price range toh 3 Cr se shuru hi hota hai. Maybe some resale units are cheaper? But then again, first time buyer ho toh naya hi lena chahiye, right?
Exactly. Budget thoda tight hai Paramount ke liye, especially with all the extra charges like registration, stamp duty, brokerage. Woh sab add karke 3 Cr cross ho jayega easily. DLF Central 67 might fit better on paper right now, but wahan possession delay ka darr hai.
