I'm looking at a 2BHK in Shivalik by Rawat Construction. Builder ka track record theek lagta hai, but delivery delays ki bahut tension hai. Kitna buffer rakhna chahiye for hidden costs like PLC, OC, ya interiors? Matlab, property price ke upar aur kitna kharcha aata hai? Should I just look for ready-to-move options instead? Kya lagta hai, is it worth the risk for a slightly lower price?

Yaar, exactly my thoughts! Rawat Construction ka naam suna hai, but delivery delays ka darr toh genuine hai. Mera ek friend Alaknanda mein phasa hua hai, builder ne 2 saal late kar diya. Yeh hidden costs ka buffer kitna rakhna chahiye, property price ke upar? Meri toh budget tight hai, yeh sunke aur tension ho rahi hai.
Bhai, Alaknanda waali story toh common hai. Mera bhi friend Anand Vihar mein aise hi phas gaya hai. Builder ne phir se date extend kar di lol.
