Okay I'll be honest — I completely underestimated how confusing this process is. Currently in a 2BHK, thinking of upgrading. Dekh raha hoon Kasturi Balmoral Hillside and Aqura Pride A B C Wing. Both are ongoing projects, right? Is the premium of Kasturi worth it for 5-year appreciation, ya Aqura Pride better ROI dega? Under-construction mein risk kitna hai, especially for such different price points?

Original poster, thoda research kiya toh Kasturi The Balmoral Hillside ka RERA number P52100046444 dikh raha hai. Aur usme possession date 2016-03-01 mention ki hui hai. Ye 2016 ki possession date dikha raha hai, phir bhi ongoing kaise? Yaar, ye toh bahut bada red flag hai, ya kuch galat info hai?
U8, aisa hota hai. Mere ek colleague ne Amanora Park Town mein ek project liya tha, woh bhi 3 saal late ho gaya tha. Builder ne har baar koi naya excuse de diya. Ultimately, flat toh mila but mental peace chali gayi. Kasturi ka reputation toh accha hai, but 2016 possession
What?! 2016?! Aur abhi bhi ongoing? My God, yeh toh bahut bada delay hai. Kaise trust karein aise builders pe?
U6, woh initial RERA registration date hoti hai, ya fir original projected date. Builders baad mein amendments file karte hain ya naye phases ke liye naye dates aate hain. Aapko latest RERA details mein revised possession dates dekhne padenge. Original post mein jo 2016 ki date dikh rahi hai, woh shayad old data hai ya phase 1 ka ho sakta hai.
Totally relate! This whole process is a maze. Kasturi ka premium worth it hai kya 5 saal ke liye? Yehi confusion hai sabse badi.
Bhai, under-construction projects mein risk hamesha rehta hai, especially jab itne high-end projects ki baat ho. Kasturi ka price range toh ₹4.5 Cr se shuru ho raha hai, usme agar delay ho gaya toh budget pura hil jaayega. Aqura Pride ka bhi check kar lo, builder ka track record bahut important hai. Mera experience toh yahi kehta hai ki ready-to-move better, but I understand the appeal of a new project.
Haan bilkul! Meri ek friend ne do saal pehle under-construction flat book kiya tha Akurdi mein, abhi tak possession nahi mila hai. Builder ne RERA mein revised date toh de di hai, but interest on delay bhi hardly milta hai. Original poster, tum Kasturi ke RERA details check karoge toh wahan pe 2016 ki possession date dikha raha hai, toh careful rehna. Itna paisa daal ke wait karna bahut mushkil hota hai.
Sahi keh rahe ho. Mujhe bhi under-construction se darr lagta hai. Possession delays toh nahi honge na? Suna hai builders dates extend karte rehte hain.
