Visited Kshipra Ved Vihar last month. Ongoing hai. Nivaan Grandeur Phase II upcoming. My own flat ka possession chaos fresh hai. Kshipra ka builder trust kaisa hai? Nivaan ke liye wait worth it hoga Pune mein, family ke liye?

Dekho, har project mein thoda risk toh hota hi hai, chahe ongoing ho ya upcoming. Kshipra Ved Vihar ka main issue possession date ka hai jo nikal chuki hai. Iska matlab builder ki commitment mein thoda doubt hai. Nivaan Grandeur Phase II ki taraf jaana shayad better ho sakta hai, at least you enter with a clear timeline, even if it's longer. But make sure to check the builder's past reputation for both projects. Only go for builders with a clean RERA record and positive reviews.

Yeh builders ki toh alag hi duniya hai. Promises kuch aur, reality kuch aur. Har corner pe hidden costs aur delays. Frustration max!
Nivaan Grandeur Phase II ke liye wait karna worth it hoga kya? Matlab, upcoming projects mein bhi toh delays hote hain. Pune mein abhi market conditions kaisi hain? Kya prices stable rahenge ya aur upar jayenge?
Nivaan ka Phase I toh theek tha. Phase II ke liye wait karna worth it ho sakta hai agar location achhi hai. Upcoming projects mein thoda negotiation ka scope bhi mil jaata hai shuruat mein.
U9, Nivaan Grandeur Phase II upcoming hai toh usmein bhi delays ka risk hai, but you get more clarity on construction quality from Phase I. Pune real estate market abhi stable hai but prices are slowly appreciating, especially in established areas like Sinhagad Road or near IT hubs. Waiting for Nivaan might give you a newer product with better amenities, but expect a price hike by the time it's ready. If you can manage current rent + EMI for a bit, then new projects might offer better long-term value. But if budget is tight, ready-to-move options are safer.
OP, Kshipra Ved Vihar ka trust factor jaanne ke liye pehle unka RERA status check kar lo. Possession December 2022 bol rahe hain, which is already gone. Kya unhone extension liya hai? Aur ₹90-94L ka price range for an ongoing project jo delayed hai, budget mein kaise fit hoga? Meri toh phat rahi hai sochke. Kaafi risky lag raha hai, especially agar family ke liye lena hai.
U5, you're right. Mera ek cousin Ambegaon Budruk mein phasa hua hai. Builder ne 2 saal ka delay kar diya hai. Ab rent bhi de raha hai aur EMI bhi. Kshipra ka track record check karna bahut zaroori hai. Nivaan ke liye wait karna padega but at least you know it's upcoming, not already delayed.
2022 ki possession date? Aur abhi tak ongoing? Baap re. Yeh toh pakka delay hone wala hai aur. Price bhi kaafi zyada lag raha hai fir.
OP, Kshipra Ved Vihar ka RERA number P52100011964 hai. Unki official possession date 2022-12-01 thi. Abhi tak ismein extensions ka record online nahi dikh raha, but on-site delays common hain. Total units 78 hain, so it's not a very large project. Price range ₹90 L – ₹94 L is on the higher side for a project that's already past its committed possession, unless the location is super prime. Budget-conscious ho toh negotiating hard is key ya phir ready-to-move dekho.
Bhai, totally agree! Yeh under-construction projects are a nightmare. My friend booked in Akurdi, possession date 2021 thi, abhi tak sirf structure khada hai. Kshipra Ved Vihar ka bhi sunke darr lag raha hai.
Haan, builder trust bohot bada factor hai. Especially jab first-time buyer ho. Poori life ki savings daalte hain log.
Same pinch! Mera bhi ek builder ne aise hi phasa rakha hai. Har baar naya bahana. Budget tight hai toh aur stress hota hai.
