Since last Diwali, I've been running around Bengaluru looking for a 2BHK. Recently visited an SLV Projects site near Essel Gardens, it's under-construction. Builder bolta hai possession in 1.5 years. Honestly, I'm super nervous about under-construction projects. How do you guys check delivery risk for these? Site visit pe kya kya dekhte hain, jo sales guys nahi batate? My parents keep saying check OC, RERA, and all, but I'm not sure kya specific documents mangne hain. Also, beyond property price, what are the *real* hidden costs? Ab samajh nahi aa raha.

Hidden costs ka to pucho hi mat! Registration charges, stamp duty, GST, maintenance advance, society formation charges, electrical meter charges, amenities charges... list lambi hai. Maine toh socha tha property price final hai, jab bill aaya toh 15% extra lag gaya. Ek friend ne Adigara Kallahalli mein liya tha, usko car parking ke liye alag se 2 lakh dene pade jo pehle mention nahi kiya tha. Be very careful.
Builder se ek detailed cost sheet mangwao, sab kuch likhit mein. Aur har point pe confirm karo ki iske alawa aur kuch lagega kya. Agreement mein bhi

Haan bhai, hidden costs toh builder ki sabse badi chaal hai. Budget pura hil jaata hai.
OC, CC, RERA number sabse pehle mang lena. Builder ka past RERA history check karna bahut zaroori hai. Meri ek friend ne Akshayanagar mein liya tha, woh bhi under-construction, 6 mahine delay hua but mil gaya, so not all bad.
Karnataka RERA website pe jaao. Builder ka naam ya project ka RERA registration number daalo. Wahan completion date aur kitni baar extend hua hai, sab dikh jaata hai.
RERA history kaise check karte hain? Website pe kya search karna hai?

Totally agree yaar, under-construction mein sabse zyada tension delivery ki hi hoti hai. Same boat!
Bhai, SLV projects? Unka track record thoda shaky hai, especially with timelines. 1.5 saal bolte hain, lag jaate hain 3-4. RERA site pe check karo past projects ka status, wohi asli game changer hai.
