Since January I've been shortlisting flats in Ghaziabad, fed up of renting now. Dekho, Star Realcon Rameshwar Orchids completed hai, toh possession ka tension nahi. But Jai Ambey Jagdish Puram upcoming hai, price point kaafi better hai. Builder ka track record bhi dekhna padega, Rameshwar Orchids ke baare mein reviews kaise hain? Under-construction mein delay ka risk toh rehta hai na. What do you guys think, should I go for ready-to-move for peace of mind, ya upcoming mein low price ka advantage le lun?

My advice would be to thoroughly investigate the builder of Jai Ambey Jagdish Puram. Check their past projects, especially if they have any completed ones in Ghaziabad. Talk to people who have bought from them. Sometimes ready-to-move projects also have hidden charges or maintenance issues post-possession, so do your due diligence there too. If the price difference is substantial and the builder's reputation is solid, then maybe consider the under-construction. Otherwise, ready-to-move is always safer, even if it costs a bit more up front for the same configuration.
Bhai, do not compromise on peace of mind. Go for ready-to-move. Renting se bachne ke liye naya tension mat lo. Ready flat, ready life!
True that! Builder ne 'date extend' kar diya sunte hi BP high ho jaata hai. LOL.
Haan, but kitna difference hai? Rameshwar Orchids ka price point kya hai aur Jai Ambey se kitna difference hai per sqft? Agar 5-10 lakh ka difference hai toh sochna padega na.
Yeh dilemma toh har first-time buyer ka hai. Ghaziabad market mein abhi bhi under-construction projects mein delays kaafi common hain, especially post-COVID. Rameshwar Orchids completed hai, toh at least aapko idea hoga ki kya mil raha hai. Jai Ambey ka price point attractive hai no doubt, but 2027 ka possession date kaafi door hai. Market conditions bhi change ho sakti hain. Builder ka reputation check karna bahut zaroori hai, unki previous deliveries kaisi rahi hain, especially in areas like Abhay Khand ya Afzalpur. Sirf price mat dekho, peace of mind ka bhi value hota hai.
Dekho, Jai Ambey Jagdish Puram ka price range ₹17 L – ₹48 L hai, which is quite good for Ghaziabad. Rameshwar Orchids ka price high side pe hoga. Agar budget tight hai aur thoda risk le sakte ho, toh under-construction mein achha deal mil sakta hai. Just check builder's past projects.
Exactly! Mera personal experience hai, Ahinsa Khand II mein ek project 2020 mein complete hona tha, abhi tak pending hai. Builder ne bas bahane banaye. Ready-to-move mein jo dikhta hai, wahi milta hai. Under-construction mein specifications bhi change ho jaate hain sometimes.
Price acha hai, but builder ka track record? Jai Ambey Jagdish Puram ka RERA UPRERAPRJ422646 hai aur possession date 2027-06-01 hai. Total units 317 hain. Itni saari units 2027 tak deliver karna, woh bhi Ghaziabad mein jahan delays common hain, thoda mushkil lag raha hai. Maine ek project mein dekha hai, sirf foundation banake saalon tak project latka rehta hai. Builder ke previous projects ke reviews dekho pehle.
Bhai, Ghaziabad mein under-construction projects ka record bahut mixed hai. Mera ek dost फस गया था Vasundhara mein, builder ne 2 saal late kar diya. Ready-to-move ka peace of mind priceless hota hai, especially for first-time buyers like us. Don't fall for the 'low price' trap easily.
Sahi keh rahe ho, delay ka risk toh hai. Par agar price difference bohot zyada hai, toh kya ready-to-move itna worth it hai? Hum jaise budget-conscious logo ke liye toh ek-ek lakh matter karta hai.
Totally agree! Mera bhi ek relative ka experience kharab raha hai Indirapuram mein. Possession date bas badhti rehti hai. Ready-to-move hi best hai, no doubt.
