Under-construction projects in Gurgaon are a scam — change my mind.

Golf Course Road — everyone glorifies new launches here, but honestly, under-construction projects are just a huge delivery risk, right? I'm looking at something by Anant Raj Group, but yaar, booking something jo abhi bana hi nahi hai... matlab, kitna delay hoga, kya pata. My parents keep saying new launch mein appreciation zyada hoti hai, but if it never gets delivered on time, what's the point? Resale mein at least ready-to-move milta hai, no hidden surprises, no RERA delays ka tension. Should I just stick to resale even if it means paying a bit more upfront? Is the 'future appreciation' hype even real for first-time buyers? Change my mind.
