Been looking for 8 months for a 3BHK for my kids. My wife's priority is good schools and safety, thinking Golf Course Extension or Dwarka Expressway. I'm weighing ready-to-move (Emaar Sector 65) vs. under-construction (Sobha Dwarka Expressway). RERA delays worry me big time with UC. What's smarter for a family with young children?

Jo U10 ne bataya, woh rough idea hai. Exact prices builder ya broker se hi pata chalenge. Lekin current Gurugram market mein, RTM properties mein demand high hai, especially in established sectors like 65. Dwarka Expressway ka potential zyaada hai long-term, but short-term, family ke liye RTM hi better hai connectivity aur amenities ke terms mein. Badshahpur side bhi kuch naye projects aa rahe hain, wahan bhi check kar sakte ho for better value.
Generally, Emaar Sector 65 mein 3BHK ke liye you're looking at ₹2.5 Cr+ for a decent size. Whereas Sobha Dwarka Expressway mein, depending on the project phase, it could be around ₹1.7-2 Cr for similar size, but that's UC. The difference is substantial. You need to factor in 2-3 years of rent if you go for UC, plus the risk of delay.
As a first-time buyer, main bhi bahut confused tha. Maine finally Emaar Sector 65 ke paas hi ek RTM flat liya tha last year. Thoda stretch hua budget, but ab shanti hai ki ghar mil gaya aur bacche bhi paas ke acche school mein ja rahe hain. Dwarka Expressway ka infra develop hone mein abhi time lagega. School transport, daily commutes sab dekhna padta hai family ke saath. For immediate needs, RTM is the way to go.

Calculate the EMI + Rent vs. just EMI for UC. Sometimes the difference is huge.
Haath jal chuke hain mere UC mein. Builder ne delivery date 3 baar change kar di hai. Ab toh lagta hai kabhi possession milega hi nahi. So, I'd say, if you can afford it, go for RTM. That peace of mind is priceless.

Mera ek cousin Airport Road (Gurgaon side) ke paas UC liya tha 3 saal pehle, ab uski property value 40% up ho gayi hai. RTM mein itna jump nahi milta generally. Bas builder ki credibility check karna bahut zaroori hai.

Totally agree with you! RTM is definitely safer, especially with kids. Mera ek friend hai, usne Basai gaon ke paas ek under-construction project mein invest kiya tha, 2 saal se possession date aage badh rahi hai. Ab tak rent de raha hai aur EMI bhi. Double burden ho gaya hai uske liye. Mental peace nahi milta UC projects mein, jab tak possession na mil jaye.
