Under-construction projects in Noida are a total gamble!
ATS Homekraft Pious Orchards looks good on paper, but honestly, who knows when possession will *actually* happen? Elixir Windz is ready to move, that's a big plus. I'm hearing carpet area is way better in older projects. Is the risk of under-construction worth the slightly lower price? Anyone have recent experience with ATS timelines? Not sure if I should just stick to something that's already built. What's your take?

Totally agree! ATS ka toh track record hamesha se iffy raha hai. My friend booked in ATS Pristine, aur 2 saal late mila. Ready-to-move like Elixir Windz sounds way safer, even if it's a bit pricier. Peace of mind ka koi mol nahi.
Modern amenities toh mil jayengi, but resale value ka kya? Old projects ka appreciation slow hota hai. Elixir Windz ki location theek hai, but Alpha I Greater Noida mein new projects bhi aa rahe hain. Unka potential shayad better ho, but woh bhi under-construction hain.
But Elixir Windz is so old, 2019 ka possession date hai. Kya usmein modern amenities milengi? Aur prices bhi high honge ab, budget se bahar na ho jaye.
