Under-construction projects mein kitna risk lena chahiye?
Hark Sai Group is pretty cheap, but ATS Homekraft Pious Orchards looks nicer. I work in real estate, so I know under-construction can be risky. Possession late hua toh? But Hark Sai seems basic. Is saving money worth the risk of ATS delay? What do you guys think?

Dekho, ultimately it boils down to your risk appetite and how desperate you are for a home. Hark Sai is a gamble, pure and simple. Low price, no RERA, small project (15 units), long possession date. These are all signs of a potentially stalled or delayed project. ATS, on the other hand, is known, even if they have delays. Unka financial muscle aur delivery track record better hai. Agar aapko budget mein hi rehna hai aur risk nahi lena, toh wait karo ya phir thoda door dekho, jaise Ajayabpur side mein kuch ready-to-move options mil sakte hain. Saving money now might cost you a lot more in mental peace and EMIs later.
Budget ka hi toh masla hai. ATS ka price range mere liye thoda stretch ho jaayega. Hark Sai ka ₹12 L – ₹26 L wala range sunke lagta hai ki 2BHK toh mil jaayega. But ye price per sqft kitna nikal raha hai? Aur kya isme sab charges included hain ya extra hidden costs honge?
Kya Hark Sai mein 1BHK options bhi hain kya? Ya sirf 2BHK se start hota hai?
U9 ne sahi kaha. ₹2500-₹3000 per sqft for an upcoming project without RERA is not even that cheap for today's market, especially in areas beyond prime locations. Current market conditions mein, even with RERA, builders are struggling with sales. Hark Sai might be offering a lower base price to compensate for the uncertainty and lack of RERA. Always factor in IFMS, power backup, parking, registration, and GST. Woh sab milake 15-20% extra ho jaata hai.
Hark Sai ka jo price range hai, usme ₹12 L – ₹26 L mention kiya hai. Usually ye basic unit ka price hota hai. Per sqft details toh site visit pe hi pata chalengi, but expect around ₹2500-₹3000 per sqft. Builders often quote super area, not carpet.
Mera personal experience bata raha hoon, under-construction mein risk hamesha rehta hai, chahe kitna bhi bada builder ho. Maine khud ek project mein invest kiya tha 2018 mein, abhi tak possession nahi mila hai, sirf dates pe dates mil rahi hain. Har Sai ka price low hai because they are trying to attract initial buyers without RERA. ATS ka delay bhi frustrating hoga, but at least there's a reputable name and RERA protection. Agar budget tight hai toh ready-to-move options dekho, thoda expensive hoga but peace of mind milega.
Sahi baat hai, Hark Sai ka price point bahut attractive lag raha hai, but as you said, 'UPCOMING' aur RERA missing. Ye sabse bada concern hai mere liye. Aur possession date bhi 2026 hai, kaafi door hai. Agar RERA nahi hai toh delay se bachne ke liye kya security hai? Kya kisi ko Hark Sai ka koi previous project pata hai?
Absolutely agree with U7. RERA is there for a reason. Bina uske, builder kab tak project complete karega, koi guarantee nahi. Mere ek dost ne Alpha I Greater Noida mein similar situation face ki thi, bahut mushkil hui thi.
Exactly! Without RERA, you're literally on your own if there's a delay or quality issue. ATS ka track record dekh lo, delays hote hain but eventually they deliver. Hark Sai ke saath, you're taking a huge gamble, especially with such a low unit count.
Jaise aapne poochha, Hark Sai Group ka RERA number available nahi hai. Ye toh seedha-seedha no-go hai first-time buyers ke liye.
Bhai, Hark Sai Group ka price toh theek hai, but 'UPCOMING' status aur RERA number nahi hona, ye red flag hai. ATS Homekraft Pious Orchards ka naam hi sunke trust aata hai, even if thoda expensive ho. Risk lena hai toh proper builder ke saath lo, na ki unknown ke saath sirf paisa bachane ke liye.
