Under-construction projects mein risk toh hai, no doubt. But agar builder reputed ho aur location acchi ho, jaise Akshayanagar ke aas paas, toh appreciation potential bhi hota hai. Bas research thoda deep karna padta hai, builder ke past projects visit karo aur existing residents se baat karo. Totally a gamble, but sometimes it pays off.

Builder ne bola tha 18 mahine mein possession, ab 30 mahine ho gaye hain aur abhi tak interior ka kaam hi chal raha hai. Penalty ka clause bhi tha, par builder ne bol diya market slow hai, funds stuck hain. Hum jaise log toh फस जाते हैं बस.
U9, RERA mein complain karna ek option hai, par usme bhi bohot time aur effort lagta hai. Meri advice hai, booking se pehle builder ka RERA track record check karo. Kitne projects on-time deliver kiye hain. Aur agreement mein delay penalty clause bahut clear hona chahiye, with specific amounts. Warna builder easy escape dhoond lete hain.

U1, MC Fortune ka price point hi itna high hai (₹1.7 Cr – ₹2.8 Cr) ki hum jaise first-time buyers ke liye toh sochna bhi mushkil hai. Hidden costs ki baat toh door ki hai. Budget mein hi nahi aata.
