Sector 52 — been checking out flats here, seems decent connectivity-wise. I'm a first-time buyer, kinda overwhelmed. Looking at a 2BHK, maybe something from Diplomats Group. My biggest worry is the 'hidden' costs. Everyone talks about property price, but what about stamp duty, registration, and interiors? I heard it adds up to like 15-20% extra? Honestly, not sure if I'm budgeting right for all that. Also, under-construction projects... are they really worth the risk? My parents keep saying only go for ready-to-move, but the price difference is huge. How do you even evaluate delivery risk from builders? Any experiences with Diplomats Group or under-construction properties in general? Ab samajh nahi aa raha, need some real advice here.

Bhai, you're not alone! Hidden costs are a real headache. Property price sunke toh lagta hai ho jayega, but then stamp duty, registration, interiors, GST... sab milake 20% toh minimum pakad ke chalo. My parents also said ready-to-move, but the price gap is insane in Gurugram! I'm looking at something in Badshahpur and facing the exact same dilemma.
