Under-construction property, am I being too optimistic?

Honestly not sure if Noida is still a good investment in 2026-27. I'm looking at an under-construction project in Sector 41. Brys Group ka project hai. The pre-launch pricing seemed amazing, but ab samajh nahi aa raha is it a trap? Everyone keeps saying under-construction projects have so many delays. My parents keep saying ready-to-move is safer. But the EMIs will be so high! Also, is it true that builders show one thing and deliver something else entirely? I had no idea about RERA horror stories before. Has anyone bought an under-construction flat recently? What was your experience? Should I just ditch the idea and look for something ready? Koi advice do yaar.
