Did a site visit to Devi Empress Court and Bliss County Phase 2 in Pune. Empress Court, ready possession, but the ₹4.67 Cr tag feels steep for the area. Bliss County Phase 2 is ongoing, ₹45-68L range, looks like a calculated risk. I'm weighing the total cost of ownership. Under-construction mein hidden charges aur possession delay ka scene rehta hai. Bhai, under-construction projects mein hamesha ye hidden charges ka scene rehta hai. Mera ek friend ka experience Ambegaon mein bahut kharab tha, possession date 2 saal extend kar di. Devi Empress Court ka price high hai, but at least ready to move hai, woh mental peace kaafi important hai. Bliss County ka risk calculated nahi, it's a gamble for first-time buyers like us.
