Honestly, I thought buying a flat would be straightforward, but it's been a total mind-bender. I'm looking at DNR Arista Phase 1, aur mere parents bolte hain ki har cheez do baar check karo. Main first-time buyer hoon, toh construction quality ko kaise judge karoon during site visits? Like, walls, plastering, wiring pipes... kya kya dekhoon to know it's good? Also, amenities ka kya scene hai? Bangalore mein water supply ka issue bahut common hai, DNR Arista mein tanker dependency hai kya? Aur elevators ki quality aur maintenance response time kaisi hai? Don't want to be stuck often. Is it possible to really gauge these things before possession, ya bas builders ke promises pe trust karna padta hai?

U1, water supply ka issue toh major hai. DNR Arista mein 241 units hain, toh water demand bhi high hogi. Kya kisi ko confirmed info hai ki BWSSB connection hai ya mostly borewell/tanker pe depend karte hain? ₹2.1 Cr – ₹3.9 Cr range mein, I'd expect proper infrastructure, not daily tanker calls. Elevators ka bhi, agar high-rise hai toh bahut important hai. Any actual residents here?
U7, I visited a project near Aavalahalli recently, and they openly admitted tanker dependency during summer.
DNR Arista Phase 1? Be careful, yaar. Builders ke promises pe poora trust karna mushkil hai. Mera ek dost Akshayanagar mein ek project mein phasa tha, possession delay aur quality issues alag. RERA number toh hai unke paas (TOR/PRM/KA/RERA/1251/446/PR/230419/001674), but that's just a starting point. Site visit pe expert ko leke jao, khud se sab nahi samajh aata.
Completed?! Oh, that's good to know. But still, quality check is important even for completed projects. Makes me more nervous.
U4, Phase 1 is actually COMPLETED as per the project data. The Dec 2024 date is probably for the final handover process or possibly for a later phase if there is one. But yes, delays are common. Builder track record is key. DNR is generally okay, but always check completion certificates.
Totally agree, U3. Mere relatives ka bhi experience theek nahi raha hai builders ke saath, especially with under-construction projects. DNR Arista ka possession date toh Dec 2024 hai, but given the current market conditions in Bangalore, do you think they'll stick to it? Any idea about their past projects' delivery timelines?
Haan bhai, same pinch! Main bhi first-time buyer hoon aur yahi sab soch raha hoon. DNR Arista ka naam suna hai but quality pe doubt toh rehta hi hai. Especially water supply ka, Bangalore mein toh har jagah issue hai. Mere friends jo Agrahara Layout mein rehte hain, unko bhi bahut problem aati hai.
