Visited Prem Homes projects in Dwarka. RTM 2BHKs feel safer but pricier. Under-construction deals are tempting, but RERA delays worry me. Is that risk still worth the savings for a 2BHK?

Bhai, Prem Homes ka naam sunke hi darr lagta hai. Mere ek colleague ne 2 saal pehle unki ek project mein book kiya tha, abhi tak possession nahi mila. RERA delays ke cases toh unke bahut common hain. Kya sach mein Prem Homes ka track record theek nahi hai?
Mai toh bolunga under-construction se door hi raho. Ansal Villas mein mere ek relative ne 5 saal pehle book kiya tha ek project, bola tha 3 saal mein mil jayega. Aaj tak wait kar rahe hain. EMI bhi ja rahi hai aur rent bhi. Jo mental stress hota hai, uski toh koi value hi nahi hai. Thoda extra dekar RTM lena hi better hai, at least raat ko neend toh aayegi.
Haan yaar, bilkul sahi keh rahe ho. Mera bhi ek friend Dwarka mein hi Prem Homes ki ek property mein stuck hai. Kehte hain paper work mein problem hai, kabhi construction slow hai. RERA toh bas naam ka hai, builders ko koi farak nahi padta. Track record toh average se bhi neeche hai.
