I just got my 3BHK possession near Golf Course Extension Road last month, took forever. Now thinking about another investment, maybe a 2BHK for rental near SPR. Should I only consider ready-to-move, ya under-construction mein ab bhi value mil sakti hai? Builder ka track record kitna important hai for future projects?

Dekho, delays hote hain, agree with you guys. But it's not *always* a nightmare. The key is builder ka track record and RERA. Agar builder ka past record acha hai, aur RERA compliance bhi sahi hai, toh risk thoda kam ho jaata hai. Plus, under-construction mein sometimes you get a better entry price. Ready-to-move projects often have a premium built-in for immediate possession. You need to weigh that extra cost against the potential delay risk.
Sahi keh rahe ho. Mera bhi yahi darr hai. Under-construction mein toh delivery date ka koi bharosa hi nahi rehta.
