Under-construction risk is completely overblown in my opinion.

Honestly not sure why everyone fears under-construction so much. Aditya Builders & Developers seems pretty solid, right? My kids have moved out, selling my house and want something manageable. Sector 134 looks good, but is it worth the risk vs ready-to-move? Anyone else feel this way? What checks did you do?
