Under-construction risk is completely overblown in my opinion for some builders. I'm fed up of renting, landlord ne phir rent badha diya. Looking at Future Aviana and Sobha Sentosa Phase 2. Both are ongoing. Future Aviana ki possession dates kitni realistic hain? Sobha ka track record better lagta hai. But is that higher price justified for 5-year appreciation? Ya Future Aviana mein entry point better hai for ROI?

What about the total units? Future Aviana has 110 units. That's not a very large project. Smaller projects sometimes face fewer bureaucratic hurdles and can be completed faster, IF the builder is organized and well-funded. But if they're not, 110 units can still be a mess. I'd personally try to find out more about the specific builder behind Future Aviana, not just the project name. Brand reputation matters a lot.
My colleague bought a flat in Agrahara Layout, under-construction, and the builder actually delivered early! So it does happen. But for every one of those, there are ten delays. I'd say, if your budget is tight and you need to save on the EMI, Aviana might be tempting. But keep a contingency fund ready for delays. Or just go for Sobha, less mental stress.
Dekho, Future Aviana mein entry point definitely better hai for potential ROI if everything goes perfectly. But that's a big 'if'. Sobha ka premium is for peace of mind, which for a first-time buyer is priceless. Bengaluru real estate market has seen some corrections and then sharp rises. If you're looking for 5-year appreciation, both could do well, but the risk profile is very different. If you can stomach the uncertainty, Aviana. If not, Sobha.

I agree with you, yaar! Renting is a black hole. I checked Future Aviana too. Their RERA number is PRM/KA/RERA/1251/308/PR/270326/008554. Possession date is Dec 2027. It's a bit far, but if they stick to it, it might be a good deal. Sobha is always a safe bet, but the price difference is substantial for sure.
Bhai, overblown lagta hai but it's very real. My friend invested in a project near Akshayanagar, builder ne 2 saal delay kar diya. Future Aviana ka price range ₹1.6 Cr – ₹2.0 Cr hai, usme risk lena worth it hai kya? Sobha ka price point toh aur upar hoga na?
