I bought a flat in Ghaziabad two years ago, not Golden Avenue, but another builder. Paint aur fittings toh sabse pehle kharab hote hain. My advice is to get a professional snagging inspection done, it costs money but saves a lot of headache later.

Seepage ke liye sabse best, heavy rains ke baad check karo. Ya phir builder se pressure test karwao plumbing ka. Resale pe impact toh hota hai, especially with only 3 units in the project, buyers get suspicious.

Bhai, totally relate! Mere dost ne bhi liya tha udhar, same issues. Seepage ke liye definitely bathroom walls aur ceiling check karo, especially corners. Aur kitchen sink ke niche bhi. Investor point se, minor flaws toh chalti hain, but major seepage toh resale value gira degi.
